Vandalism claims reward the well-documented
At a glance
- Licensed Illinois public adjusters

- Residential & commercial
- Denied & underpaid claims re-opened
Vandalism and theft claims are won on paperwork. The carrier will want the police report, proof of forced entry, evidence of ownership for everything taken, and repair scopes for everything broken — and any gap becomes a reason to discount. For vacant or rental properties, add occupancy questions designed to find an exclusion.
We run the documentation the way it needs to be run: coordinating the police report, photographing damage before cleanup, building the stolen-contents inventory with values that hold up, scoping repairs from forced-entry damage to graffiti remediation, and answering occupancy questions on your terms rather than the carrier’s.
What the damage looks like
- Forced doors, broken locks and shattered glazing
- Graffiti, deliberate breakage and interior destruction
- Stolen fixtures — copper, HVAC condensers, appliances
- Damage to rental or vacant property between tenants
- Attempted-entry damage even when nothing was taken
What carriers routinely leave out
- Building damage caused during the theft — often bigger than what was stolen
- Full replacement value of stolen contents instead of quick depreciated numbers
- Specialized remediation: graffiti on masonry, contaminated interiors
- Loss of rents for income properties made untenantable
Every item on this list is money. Our job is making sure each one is documented, valued and in the claim.
Thank you so much, you guys are AWESOME. They helped me to get a new siding for my house absolutely free. My insurance paid for it. Thanks again guys, especially Anjelica. You are the best!!!
Vandalism & Theft questions, answered
Do I need a police report to file a vandalism claim?
Yes — file one immediately, even for "minor" vandalism. Policies require prompt notice to police for theft and vandalism losses, and the report anchors the claim timeline.
My rental property was vandalized between tenants. Does vacancy kill the claim?
Not automatically. Vacancy clauses typically need 30–60 consecutive days of true vacancy to bite, and "vacant" has a specific legal meaning. We establish the property’s actual status before the carrier writes the story.
Thieves stole appliances and ripped out copper. What does the claim include?
Both the stolen property and every bit of damage done taking it — walls, plumbing, electrical, doors. The tear-out damage is often the larger number, and it is fully claimable.
