Winter losses deserve more than a spring patch

Illinois winters attack buildings in slow motion. Ice dams force meltwater under shingles and into wall cavities; snow load stresses rafters and flat roofs; freeze-thaw cycles open flashing and split gutters. By the time damage shows inside — a stained ceiling, a swollen window head — water has usually been traveling through the assembly for weeks.
These claims are routinely underpaid because the visible stain is priced while the saturated path behind it is ignored. We trace the water from entry point to every affected material, document the roof conditions that caused it, and claim the full repair: roof edge, insulation, interior finishes and the ventilation corrections that prevent a repeat.
What the damage looks like
- Thick ice ridges at roof edges and icicles at gutter lines
- Ceiling and wall stains appearing mid-winter or at first thaw
- Sagging gutters torn by ice weight
- Cracked or deflected rafters and ceilings under heavy snow load
- Frozen and burst pipes in exterior walls and attics
What carriers routinely leave out
- Wet insulation above the stain — it does not dry, it grows mold
- Shingle and underlayment damage at the eave line, hidden under the ice
- Gutter, fascia and soffit systems destroyed by ice weight
- Collapse coverage where snow load caused structural deflection
Every item on this list is money. Our job is making sure each one is documented, valued and in the claim.

Ice & Snow Damage questions, answered
Are ice dams covered by homeowners insurance in Illinois?
The resulting damage generally is — water intrusion, ruined insulation, interior finishes. Carriers sometimes argue "maintenance," but ice damming is a sudden weather-driven event, and the resulting-loss language in most policies supports the claim.
My ceiling stain is small. Is the claim worth it?
The stain is the exit point, not the loss. Between it and the roof edge there is usually saturated insulation, wet framing and damaged drywall across a much larger area. Measure first — then decide, once you know what the claim is actually worth.
The roof didn’t collapse but visibly sagged after heavy snow. Claim?
Yes — many policies cover collapse and structural impairment from snow load, not just total failure. Deflected framing needs engineering assessment, and that assessment belongs in the claim.
