Hail damage claims in Geneva, IL
In Geneva a new roof needs a city permit, and the permit sheet lists work an insurance estimate often leaves out. We claim the roof the City will sign off on.
Licensed Illinois public adjusters. $0 upfront, fee from the recovery only.
Building Division
- A building permit before the old roof comes off. The fee is $75.
- An Illinois licensed roofer, unless the owner-occupant does the work.
- Ice and water shield, and attic ventilation to the 2021 code.
- A full tear-off where the roof already has two layers.
- Preservation review first, if the house is in the Historic District.

An insurance estimate puts back what you had. The City inspects to today’s code.
| Item | What the City asks for | How a like-for-like estimate reads it | Where we claim it |
|---|---|---|---|
| Ice and water shield | Required on homes (2021 IRC R905.1.2), wider than 36 inches on steep or deep eaves. | Left off if the old roof had none. | Ordinance or law coverage |
| A second layer of shingles | Two layers are replaced, not covered again (R908.3.1.1). | Priced as one layer to remove. | Ordinance or law coverage |
| Attic ventilation | To R806.2, usually 1/150 of the vented area. | Old vents counted back, none added. | Repair, plus code upgrade where new |
| Low slopes | Double underlayment from 2/12 to 4/12. | Single underlayment. | Ordinance or law coverage |
| Wall flashing | Metal flashing where the roof meets a wall of another material. | Priced only where flashing was there before. | Repair, plus code upgrade where new |
| Commercial roofs | 2021 IBC and IECC, by a roofer with an unlimited licence. | Priced to the old assembly. | Commercial policy’s code coverage |
Ordinance or law coverage is often a share of your dwelling limit. See who pays for code upgrades. The Building Division, not us, decides what it enforces on your permit.
In the Historic District, the material has to pass review too
Exterior work in the Geneva Historic District, or on a landmark, needs the preservation planner’s approval first. The City keeps separate checklists for siding and windows.
A patch the review will not accept is not a finished repair, so we price the material it will approve. See roof and siding matching in Illinois.
Not sure if you are in the district? Ask the preservation planner: preservation@geneva.il.us.
A hail claim where the siding and gutters came too
The siding and gutters on the same walls went into the roof claim, and the carrier approved the full scope.
“Thank you for great service! Claim approved for full roof replacement, siding and gutters as well!”Oleg Babin, Google review, August 2025. More results

Geneva hail claim questions
Do you handle hail claims in Geneva, IL?
Yes. We represent homeowners and owners of commercial property across Illinois, Kane County included.
Does the City of Geneva require a permit to replace a hail-damaged roof?
Yes. The City requires a building permit before a roof is replaced, with a $75 fee paid when it is issued. Mill Creek properties go to the Kane County Building Division instead.
My house is in the Geneva Historic District. Does that change the claim?
It adds a step: preservation review before the permit. We price a repair that review can approve, so the claim matches the work you are allowed to do.
The storm was months ago. Can I still file?
Often yes, but your policy sets the time limits. See insurance claim deadlines in Illinois.
